ShowMeTheRental.com is a one-of-a-kind online property management service. We automate the hardest part of property management...finding and screening qualified tenants.
Property managers list vacant properties on ShowMeTheRental.com. We syndicate the listing to over 80 of the largest online rental websites including, Zillow.com, Trulia.com, and RentalHouses.com. We generate a web link, phone number (specific to your area code), and a contact email for every listing. Instead of calling or emailing you, potential leads will contact our automated system via the web link, phone number, or email that we generate. Leads will be asked pre-screening questions that are important you. Leads that pass pre-screening will be sent instructions on how they can see your property and we will automatically follow up with an application. Leads pay application fees online and we deposit the funds directly to your account.
There are several options for setting up showings for qualified leads. Some property managers are more lenient, and are ok with a lead viewing their property unaccompanied. Other property managers like to keep a tight schedule so that they can be at a property for the showing.

You can give a lockbox code, have the lead check out a key at your office, or show the property by appointment only using our calendar feature.

One really cool feature of ShowMeTheRental.com is that you can set up showings while the property is still occupied. If you have a tenant that you know will be moving in a month, ShowMeTheRental.com allows you to share a calendar with your current occupant so that they can keep the property clean and know when a potential new tenant will be coming to see the property.
Pricing
Unlike other sites that charge hundreds of dollars or half a months rent, ShowMeTheRental.com only costs $49 per property until that property is rented. There are no subscriptions and no monthly fees. You can set the application fees to whatever amount fits your business, ShowMeTheRental.com take a $4 flat rate fee on every processed application, no matter the application fee.
You can save, delete, or edit your credit card settings anytime by clicking the My Account button. When a property is made active, your default payment card will be charged $49. No need to worry, we will make sure that is the card you want to use before we process the transaction.
Dealing with Leads
Lockbox malfunction? Forgot a showing appointment? No problem. In the "My Leads" tab, we keep a detailed audit log of every one of your leads, qualified or unqualified, for you to view. Details are date and time stamped and all contact information for each lead is available there.

You can see which leads passed or failed pre-screening and why they passed or failed.
We provide one free yard sign (with a phone number specific to your area code and a web link) with your first listing. You can also print flyers with all of the auto generated contact information to post at your property or any other place you advertise.

Yes. Depending on which management software you use, we will provide step-by-step guidance on how to make sure your leads are being redirected to ShowMeTheRental.com so that we can screen your leads for you.
No need to worry, even though your property is still being marketed on syndicated sites, if a lead contacts our system to inquire we will let them know that the property is currently occupied. You will not receive any calls or emails.

It can take up to 24 hours for your listing to update on our syndicated partner sites. Unfortunately, codes and API settings are constantly changing. If your property is still listed after 24 hours you may have to edit the listing settings manually through the website where your property is still listed.

On the showing instructions page, enter the contact information for your currant occupant. We will send them a notification email with information on how to login and set up their availability calendar.

When a new showing is scheduled, we will notify you and the current occupant so that all appointments can be confirmed. Notifications will also be sent anytime there is a cancellation or a reschedule. When the date and time of the showing comes to pass, we automatically send the lead a link with an application.
If you want to show your property to pre-screened leads by appointment only you will need to make sure your calendar availability is set and up to date.

When a new showing is scheduled, we will notify you so that all appointments can be confirmed. Notifications will also be sent anytime there is a cancellation or a reschedule. When the date and time of the showing comes to pass, we automatically send the lead a link with an application.
There are two options for collecting application fees:

Option 1: If you use a standard application provided by ShowMeTheRental.com, we require that you link your bank account via the Stripe application. Stripe is a safe and secure payment system. For more details on Stripe click here. You set the application fee to whatever amount is right for your business. We take a $4 flat rate fee for every application fee collected through ShowMeTheRental.com, no matter the amount you charge for applications. When a lead pays the application fee, we deposit the funds directly to your linked account.

Option 2: If you have an online application that you prefer to use, you can link the application to your listing. All application fees will be handled through your website. There is no fee for this option.
