We turn leads into applications
Renters answer a landlord’s questions once and tour homes they already qualify for.
Landlords get toured, paid applicants and make one yes or no.
No deposit is ever due before a tour. Pre-qualified means you meet the landlord’s criteria; it is not an approval.
How it works
Six words, one funnel
The same six stages appear on the landlord's dashboard, in every email, and in every text. Nobody has to learn a workflow.
- 1Inquired
A renter texts the listing number or taps the listing link. SMTR replies within 60 seconds with the home and the landlord’s criteria.
- 2Pre-qualified
They answer the screening questions once, by text or on the web. Meeting the criteria makes them pre-qualified, which is not an approval.
- 3Tour booked
They pick a 30-minute tour slot from the landlord’s availability. Reminders go out the day before and 2 hours ahead.
- 4Toured
After the tour, the application link arrives by text and email. It stays open for 5 days.
- 5Applied
The application is filled in, the fee is paid, and the forms are signed before the landlord sees it.
- 6Decided
The landlord says yes or no within 24 to 48 hours. The renter hears back either way.
For renters
Find out fast, then go see it
Renting should not mean texting fifteen listings and hearing back from two. Answer once and only book the tours you can take.
A profile you build once
Your answers are saved to a profile you own. The next home you ask about already knows them.
Answer the screening questions once
One question per screen, by text or on the web, in about 2 minutes. We say why we ask before we ask.
Matched to homes you already qualify for
You only see tours you can book. No waiting three days to be told no.
Tour and apply from your phone
30-minute tour slots, reminders the day before and 2 hours ahead, and an application that stays open for 5 days.
Never a dead end
If a home is not a fit, you hear right away and are pointed to homes you do qualify for.
For landlords
A pipeline of pre-qualified renters, with much less work
Done for you, not another tool. You see the pipeline; you do not run it.
Screening on your criteria
You write the criteria once. Every inquiry is checked against them the same way, and the questions are asked for you.
Tours booked and reminded automatically
Renters pick a 30-minute slot from your availability. Confirmations, access details, and both reminders go out without you.
Applications paid and collected
The fee you set is paid and the forms are signed before an application reaches you.
You make the yes or no
Your one required action. Renters are told to expect it within 24 to 48 hours.
The conversation
This is the whole experience for a renter
Text first. No app to install, no password to create. The web path has the same questions for anyone who prefers it.
- The criteria come first
- Renters see what the landlord requires before they answer a single question.
- One question at a time
- Plain language, one answer per message. Free-text replies are understood.
- Every next step is stated
- The tour link, the reminder, the application: each message says what happens next and when.

Trust and safety
Built so both sides can relax
We follow the Fair Housing Act. Screening uses objective criteria only.
Verified listings
Every listing photo is stamped with the landlord’s company name and "Verified at ShowMeTheRental.com" before it goes anywhere.
A verify-this-listing page
Each listing has its own page where a renter can confirm the real address, the rent, and that applying only happens here.
No landlord contact exposed
Renters never receive a landlord’s phone number or email. The landlord reaches out after an application, not before.
Objective criteria only
Income, rental history, pets, move-in date. Never who you are. The same questions for everyone, applied the same way.
Not a consumer reporting agency
We never order or store a credit report. Landlords who want one use a screening provider of their choice.
No deposit is ever due before a tour.
Every message to a renter repeats it. If someone asks for money before you have seen the home, it is not us.

FAQ
Straight answers
More questions, for renters and landlords, on the full FAQ.
What does pre-qualified mean?
You meet the written criteria the landlord set for that home, such as income, rental history, and pets. It is not an approval and not a promise of a lease. The landlord decides after your application, within 24 to 48 hours.
Do I need an account to check availability?
No. Text the listing number or tap the listing link, answer the screening questions, and pick a tour time. Renters never create a password. It takes about 2 minutes.
Will I be asked for a deposit?
No deposit is ever due before a tour. If anyone asks you for money before you have seen the home, it is not us. Every listing has its own verify page so you can check the real address, rent, and that applying only happens through Show Me The Rental.
Is Show Me The Rental a credit bureau or a screening company?
No. We are not a consumer reporting agency. We never order or store credit reports. Landlords who want a report use a screening provider of their choice, and we guide them on how.
How does Show Me The Rental follow the Fair Housing Act?
Screening uses only the objective criteria the landlord writes down, applied the same way to everyone. Nothing about who you are enters the decision. Decline notices say that the home is not a fit and never state anything about you.
What does the landlord have to do?
Add the property, set the criteria, and share one link. Then nothing until a pre-qualified, toured, paid application arrives. The one required action is a yes or no, and renters are told to expect it within 24 to 48 hours.
Ready when you are
Renters: no account, about 2 minutes. Landlords: your first showing link in about five minutes.
No deposit is ever due before a tour. Pre-qualified means you meet the landlord’s criteria; it is not an approval.
