How it works

Six stages, two points of view

The same six words appear everywhere: on the dashboard, in every text, in every email. Here is what each one means for the renter and for the landlord.

  1. Stage 1Inquired

    The renter

    You text the listing number or tap the link and get the home’s details plus the criteria within 60 seconds.

    The landlord

    A new lead appears on your dashboard. Nothing is needed from you.

  2. Stage 2Pre-qualified

    The renter

    You answer the questions once, by text or on the web. Meeting the criteria makes you pre-qualified, which is not an approval.

    The landlord

    Borderline answers get one follow-up question automatically. Declines cite only your objective criteria.

  3. Stage 3Tour booked

    The renter

    You pick a 30-minute slot and get a confirmation with the access details. Reminders come the day before and 2 hours ahead.

    The landlord

    The slot lands on your calendar with the renter’s first name. No-shows are followed up without you.

  4. Stage 4Toured

    The renter

    After the tour, the application link arrives by text and email. It stays open for 5 days.

    The landlord

    The renter moves to Toured. You still have not had to do anything.

  5. Stage 5Applied

    The renter

    You complete the application from your phone, pay the fee, and sign.

    The landlord

    A paid, signed application is waiting on your decision. This is the first time you act.

  6. Stage 6Decided

    The renter

    You hear a yes or no within 24 to 48 hours. A no points you to homes you qualify for.

    You say yes or no. The right notice goes out, in the right wording, every time.

What the renter actually sees

Text is the first channel because it is the one every renter already has. The web path asks the same questions for anyone who prefers a screen.

  1. Renter: Hi, is the 2 bedroom on Maple St still available?

  2. Show Me The Rental: It is. This is the leasing assistant for Ridgeview Property Management. 412 Maple St, Unit 2: 2 bed, 1 bath, available Oct 1. Ridgeview’s criteria for this home: monthly income of at least 3 times the rent, no evictions in the last 5 years, cats welcome. A few short questions so we only book tours for homes you qualify for.

  3. Show Me The Rental: First: what is your monthly income before taxes?

  4. Renter: About 5,200

  5. Three more questions, then:
  6. Status: Pre-qualified. Meets Ridgeview’s criteria; this is not an approval.

  7. Show Me The Rental: Good news: you’re pre-qualified for 412 Maple St. Pick a 30-minute tour time here: showmetherental.com/t/8k2q No deposit is ever due before a tour.

  8. Show Me The Rental: Reminder: your tour of 412 Maple St is tomorrow at 5:30 pm. Bring a photo ID. Reply C to confirm or R to reschedule.
