Questions landlords ask
What does the landlord have to do?
Add the property, set the criteria, and share one link. Then nothing until a pre-qualified, toured, paid application arrives. The one required action is a yes or no, and renters are told to expect it within 24 to 48 hours.
Is Show Me The Rental a credit bureau or a screening company?
No. We are not a consumer reporting agency. We never order or store credit reports. Landlords who want a report use a screening provider of their choice, and we guide them on how.
How does Show Me The Rental follow the Fair Housing Act?
Screening uses only the objective criteria the landlord writes down, applied the same way to everyone. Nothing about who you are enters the decision. Decline notices say that the home is not a fit and never state anything about you.
How long does setup take?
Four steps: add the property, set your criteria, choose how tours happen, and copy your listing link. Your first showing link is ready in about five minutes. The trial is 14 days with no card.
Where do leads come from?
Each listing gets a hosted page and its own phone number. Paste the link into any listing site, your own website, or a local group; texts, web inquiries, emails, and calls to that number all land in one pipeline.
What about phone calls?
On a subscription plan the AI voice agent answers, gives the details, and moves the caller into the same screening flow. On a per-vacancy listing, calls go to voicemail and the voicemail is transcribed into the text flow.
How do tours work?
You set your availability once. Renters pick a 30-minute slot, get a confirmation with the access details for your showing method (in person, self-guided lockbox, or virtual), and get reminders the day before and 2 hours ahead. No-shows are followed up automatically.
Where does the application fee go?
You set the fee. It is collected with the application through Stripe and paid out to you. Show Me The Rental keeps a platform share, shown in the app before you connect payouts.
Can my team use it?
Yes. Invite team members from Settings. Each person signs in with their own account, and notifications go to whoever you choose.
